Property for sale in Jávea naturally divides between three areas, and most buyers settle on one of them once they have spent a day or two driving between them.

The Old Town keeps the medieval street pattern and the church of San Bartolomé at its centre. Property here ranges from townhouses with internal patios to fully renovated stone homes in the streets immediately around the old church. Buyers who choose the Old Town tend to value walking-distance daily life and a town that lives year-round, not just in summer.

The Arenal sits along the long sandy beach to the south of the town. Apartments and beachfront villas dominate here, and the area is the most lively in summer with restaurants, beach bars and easy swimming. Some buyers find it busy in July and August, which is worth knowing before you commit.

The Montgó slopes, including the urbanisations of Balcón al Mar, Cap Martí, Tossalet and Costa Nova, offer detached villas with views over the bay and direct access to walking trails on the protected Montgó nature park. This is where most of our higher-value Jávea listings are concentrated.

Many of the villas on the Montgó slopes were built between the 1980s and early 2000s. Build quality is typically good, but interiors often need updating. Buyers willing to budget for a kitchen replacement, new bathrooms and modern terrace doors can often acquire a substantially larger plot and home than they would get for the same money in a new build.
